Roof leaks on Holyrood Estate- Unacceptable — is anyone experiencing problems?
Roof leaks after “new roofs” — this is not acceptable
Several residents have now reported leaks and water ingress despite the estate having had “new roofs” installed in recent years. This situation is simply not acceptable. When major works are carried out — especially works that residents and leaseholders are billed thousands of pounds for — the absolute minimum expectation is that the problem being charged for is actually resolved.
Roof replacements are supposed to provide long‑term protection, not leave people dealing with damp patches, water coming through ceilings, or ongoing damage every time it rains. For leaseholders in particular, who have been required to pay substantial sums for these works, it is deeply unfair to be facing the same issues all over again. No one should be paying premium costs for substandard outcomes.
Residents deserve clarity about why leaks are still happening, whether the works were completed to the standard promised, and what steps will be taken to put things right. Water ingress is not a minor inconvenience — it affects health, safety, property condition, and the value of people’s homes. When problems continue after expensive major works, it raises serious questions about quality, oversight, and accountability.
If you’ve experienced leaks, damp, or any signs of water coming in — whether recently or over the past few years — please share your experience publicly or privately. The more information residents provide, the clearer the picture becomes, and the harder it is for these issues to be dismissed or minimised.
